TENANT INFORMATION
Available Rental Properties
Our vacant property lists are obtainable from Batemans Bay Real Estate where a printed list is available. Alternatively you can visit our website www.burdettrealestate.com.au or www.realestate.com.au where our available properties are updated regularly.
Appointments are required to view any potential premises these can be arranged by phoning, emailing or calling into our office. On a successful viewing of a premises a Tenant Application form is to be completed and copies of individual applicants identification to 100 points is to be attached to the application, this includes drivers, licence, passport, medicare cards, car registration etc. Also required are copies of previous rental receipts, references, wages slips etc. The more information supplied makes it easier for a successful application. All rental references and employment will be checked.
If you wish to ensure the property is secured whilst your application is being processed, one weeks holding deposit is payable for the premises. In the event your application is successful this will transfer as one weeks rent. If unsuccessful the holding deposit will be refunded.
Please Note: The ultimate decision of the application is up to the landlord of the property.
Approved Application
If approval is obtained a commencement date is set between the agent and the tenant.
On commencement of the Tenancy a Tenancy Lease stating tenancy period is signed by the tenant and Batemans Bay Real Estate and a bond of four (4) weeks rent (or if the premises is furnished six (6) weeks rent) is payable. This is then lodged with the Rental Bond Board of which a copy is sent to the tenant.
Two weeks rent is also required to be paid at the beginning of the tenancy and the tenant is required to remain two weeks in advance at all times of the tenancy period. (If a holding deposit has been paid this will transfer as one weeks rent.)
Rent is payable weekly or at least in advance if paying multiple weeks at any one time. If at anytime you are unable to meet your rental payments, on or before the due date please make contact with our Property Manager immediately.
During Your Rental Agreement
On possession of the property a Condition Report will need to be thoroughly checked by the Tenant. (This report is given to you when signing the lease and handing over of the keys). The condition report is to be delivered to Batemans Bay Real Estate within 7 days, where it is signed and a copy is returned for your records.
The premises will be inspected during the course of your tenancy. Our staff will make contact with you seven days or before to make arrangements for a mutually suitable time. Normally inspections are carried out every three to four months.
The Landlord/Agent cannot guarantee the security of the property. You may wish to change the locks. In this event duplicate keys are to be supplied to the Agent within seven days. A duplicate key to all properties is retained by our office for emergency access. (If you inadvertently lock yourself out no service is available out of office hours or on Public Holidays). It would therefore by advisable to provide arrangements regarding location of a spare key.
Repairs and Maintenance
All repairs are to be lodged in writing, using the Repair Request Form issued to you on signing the lease. Other forms are available from our office for your use. ONLY EMERGENCY REPAIRS WILL BE ACCEPTED VERBALLY.
Batemans Bay Real Estate will always act on a problem as soon as possible, however sometimes it can take time to locate landlords for authority and it is there right to accept or decline the repair. It is not our policy to delay or prolong maintenance issues. If firm arrangements regarding access for any trades people are not kept by you, the service charge for calling the tradesperson will automatically be passed on to you for payment.
Change of Contact Numbers
If for any reason you have a change of telephone number: that is change of employment or change of home telephone numbers, it is vitally important that you advise us of your new contact numbers. In cases of emergency, if we do not have the correct phone numbers it is impossible to contact you.
Important
A Property Managers position is a very busy one, where all tenants are welcome to come to Batemans Bay Real Estate, we have found it to be better time management, if tenants wishing to see our Property Manager for any reason, will need to make an appointment first. This reduces any disappointment for not being able to be seen immediately. This also ensures quality time for you with our property manager, and her undivided attention. Please feel free to call in, phone or email for any appointment.
If our Property Manager is not available on phoning the office, a message is taken and recorded in our Phone book and we ensure the Property Manager will make every effort to return your call by the end of business on the day you phoned.
